Patio Installers Perth: Who Installs, Who Just Supplies, and How to Tell

We do both, as one job. The distinction matters more than it sounds. A supplier sells you a structure and leaves the install to whoever you can find. An installer fits what someone else specified. A builder takes the job from design through council approval, manufacture and installation, and stays accountable for how it performs afterwards.

We can also supply materials and kits on request if you would rather install yourself, though the main business is the complete job. 

Get three quotes and make sure all three are quoting the same scope. That sounds obvious and it is where most comparisons fall apart, because a low number usually means something has been left out rather than that someone is cheaper. 

Ask each one the same five questions: 

• Who prepares and lodges the building approval, and the planning application where one is required? 

• How are payments staged, and what does each stage actually pay for? 

• What is the structural warranty, and separately, what is the workmanship warranty and how long does it run? 

• Is the roof Australian made steel or an imported substitute? 

• Who is your single point of contact once the job starts? 

If the answer to the first question is you, the project is much bigger than it looks. We prepare and lodge shire and council approvals as part of every job. 

This is worth separating out, because a product warranty and a workmanship warranty are not the same thing and are often presented as though they are. A Colorbond warranty covers the sheeting. It does not cover a patio that leaks at the gutter because the flashing was fitted badly. 

One Stop Patio Shop is a registered builder, which means we are required to provide a 6-year structural warranty. Workmanship is separately warranted for 12 months following installation against leaks, rattles and sags. On top of that sits our patio promise: your patio will match the quality and workmanship of our display models, we will rectify any issue to bring it to showroom standard with no questions asked, and if we cannot get it there we will remove it and refund you 100% of the price. 

We quote free and on site rather than over the phone. There is a reason for that. The price moves with the span, the roof style, the material, the ground conditions and how the structure ties into your existing roof, and none of those can be assessed accurately from a description.

Two timelines, not one. Building approval takes approximately 2 weeks, because our jobs are certified through a private building certifier rather than waiting on a full council assessment. Installation is then typically 8 to 12 weeks after approval, because the structure is manufactured to your measurements once approval is in hand. 

Where planning approval applies, that stage alone can run up to 60 to 90 working days and no builder can compress it. 

Patios are quoted per job. A 6.5% deposit starts the approval process, then payment is staged across lodgement to council, approvals received, materials on site and practical completion. Interest free finance of up to 18 months is available, and we accept cheque, cash and most major credit cards.
