Our office, workshop and showroom are at 1061 Thomas Road, Anketell WA 6167, which sits directly between Kwinana and Rockingham. The southern corridor is not an outer edge of our service area, it is the area we are based in.

We build patios, carports, pergolas and alfresco areas across Rockingham, Baldivis, Bibra Lake, Kwinana, Wellard, Port Kennedy, Secret Harbour, Golden Bay and the surrounding suburbs, as well as the wider Perth metro area.

What Is Different About Building Down Here

Three things come up repeatedly on blocks in this corridor, and they change what we recommend.

Coastal exposure

Rockingham, Port Kennedy, Secret Harbour and Golden Bay sit close enough to the coast that salt air and wind loading matter. Every structure we build is engineered to the wind rating for its specific location, and those engineered specifications form part of the approval application we lodge. The steel is powdercoated and epoxy-primed, which is what gives it a working life in that environment.

Newer estates and smaller blocks

Baldivis, Wellard and the newer parts of Rockingham are largely estate housing on compact lots. That has two practical consequences. Setbacks are tighter, which makes planning approval more likely to be triggered. And the roof line is usually low and modern, which tends to suit a flat or skillion design rather than a gable.

West facing backyards

A great many blocks in this corridor face west, which means the backyard takes direct afternoon sun through the hottest part of the day from November through March. That is the single strongest argument for insulated Solarspan roofing rather than single skin Colorbond, because it decides whether the space gets used in summer at all.

Approvals in the Southern Councils

Requirements vary between the City of Rockingham, the City of Kwinana and the City of Cockburn, particularly on setbacks. We prepare the site plan and elevations, prepare the engineered specifications and lodge the building approval on behalf of the owner, certified through a private building certifier, which takes approximately 2 weeks.

Where planning approval also applies, that stage is assessed by the council and can run up to 60 to 90 working days. It is triggered when the combined length of the patio and the house wall exceeds 9 metres with a setback under 1.5 metres, and on strata titled properties. We work out which applies to your block at the quote.

Being Local Actually Matters Here

Installation is typically 8 to 12 weeks after approval because the structure is manufactured to your measurements. Being based at Anketell means the measure, the check measure before ordering and the install are all short runs for our team rather than a trip across the city, and you can visit the showroom on the way home rather than making a day of it.

Yes. Bibra Lake sits within our regular service area, along with Kwinana, Cockburn and the surrounding southern suburbs. Call the office to confirm your suburb.

It changes the engineering rather than the design. Every structure is engineered to the wind rating for its specific location, and the steel is powdercoated and epoxy-primed for that environment. The engineered specifications form part of the approval application we lodge.

Usually a flat or skillion design, because the roof lines on newer estate homes are low and modern and a pitched gable can look out of proportion against them. Setbacks are also tighter on estate lots, which makes planning approval more likely.

Building approval takes approximately 2 weeks because our jobs are certified through a private building certifier rather than waiting on a full council assessment. Planning approval, where it applies, is assessed by the council and can take up to 60 to 90 working days.

No. We are based at Anketell, so the southern corridor is local work for us rather than an out of area job.
